The rates shown are the total payable, including VAT where legally chargeable. No VAT is added on top.
What is included
Pricing advice, a marketing plan, standard professional photography and floor plans, property particulars, agreed portal advertising, enquiry handling, accompanied viewings, offer negotiation and sales progression through to completion.
Routine sales administration and standard identity checks are included. There is no separate routine administration fee.
The fee in pounds
Commission is calculated on the final sale price. For a property sold for £1,000,000:

Additional services
Optional specialist film, additional advertising, an EPC or other separately commissioned work will be quoted at its full price and agreed before we incur the cost. Any exceptional third-party verification cost will also be disclosed and agreed first. Legal fees, surveys and taxes are separate from our agency commission.
Before you instruct us
- Your appointment
We confirm the agency type, marketing scope, appointment period, notice provisions and any individually agreed fee or minimum charge in the written proposal. Joint sole agency is quoted separately.
- Payment and termination
Your agreement explains precisely when commission is earned and payable, any liability after termination, and the treatment of authorised supplier costs if a property is withdrawn. These terms are agreed before instruction.
- Other agents and cancellation rights
Tell us about any current or recent agency appointment so that potential liability for more than one fee can be explained. Applicable cancellation rights are set out in your agreement.
