About this website
The website is operated by FENIXOS LTD, trading as FENIXOS, company number 17442833, registered in England and Wales. Our registered office is 3rd Floor, 45 Albemarle Street, London, England, W1S 4JL.
Please read these terms when using the site. You may contact us at sofien@fenixos.co.uk if you need clarification. We may update the website and these terms; the date above identifies this version.
Property services & instructions
Sending an enquiry, viewing a page or reading a fee schedule does not appoint FENIXOS as your agent, reserve a property or create a tenancy.
A sales or lettings appointment requires a separate agreement setting out the service, fees, agency type, duration, termination provisions and applicable cancellation rights. These website terms do not replace or amend that agreement.
Property information & imagery
Illustrative property imagery is illustrative and does not represent a property currently instructed to FENIXOS for sale or letting. A property will only be presented as available when clearly identified as a live listing.
When property information is published, we will take reasonable care over its accuracy and explain any material qualifications. Availability and information can change. Ask us to confirm the details important to your decision and obtain appropriate independent legal, survey or other professional advice.
Nothing in these terms permits misleading information or removes our duty to disclose material information required by law. General website information is not a valuation, survey, legal opinion or tax advice.
Using our content
FENIXOS’s name, logo, website text, imagery and design are owned by us or used with permission from the relevant rights holders. You may view, download or print material for your own property enquiry or personal reference, keeping any ownership notices intact.
Please obtain permission before reproducing our branding or substantial content for publication, resale or another commercial purpose. These terms do not restrict uses permitted by law.
Privacy & communications
Our privacy and cookie notice explains how website visits, property enquiries, client services, identity checks and complaints are handled. We may also provide a shorter notice when particular information is collected.
Do not send passwords, payment-card details or identity documents through a general enquiry. No internet communication method can guarantee absolute security; we will explain the appropriate method before requesting sensitive documents.
Tell us if your contact details change. A general enquiry does not automatically subscribe you to marketing; you can withdraw permission for requested updates at any time.
Access, links & acceptable use
We aim to keep the site available but access may be interrupted for maintenance, security or reasons outside our reasonable control. Please contact us directly if you cannot access information you need.
External links are supplied for convenience. Their operators are responsible for their own content and privacy practices; a link does not necessarily mean we endorse a third party.
Do not misuse the website, introduce malicious software, attempt unauthorised access, disrupt its operation or use it to infringe another person’s rights.
Responsibility & your rights
Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence.
Your statutory consumer rights and any obligations we owe under applicable law remain unaffected.
Complaints & governing law
Our complaints procedure explains how to raise a concern and refer an eligible unresolved complaint to Property Redress, membership PRS060699.
These website terms are governed by the law of England and Wales. This does not deprive a consumer of mandatory protections or the right to bring proceedings in another court where the law gives that right.
If a provision cannot be enforced, the remaining provisions continue to apply to the extent permitted by law.
