There is no charge to register an enquiry, arrange a viewing or speak to us about a home. Payments depend on the tenancy’s legal status and its agreement. Written payment instructions will identify the authorised recipient and the applicable deposit arrangement. Fenixos does not currently receive or hold client money. Rent and deposits must be paid directly to the recipient identified in those instructions; our own fees are invoiced separately.
Tenancies covered by the Tenant Fees Act
This section includes assured periodic tenancies in England and any other tenancy or licence covered by the Act. There are no tenant administration, referencing, tenancy-agreement, renewal, inventory or check-out fees for these arrangements.
- Rent
The advertised and agreed rent. For assured periodic tenancies, rent cannot be bid up above the advertised amount. For new agreements covered by the advance-rent rules from 1 May 2026, rent is not requested, encouraged or accepted before the agreement is signed. After signing and before the tenancy starts, no more than one month’s rent may usually be required from a monthly payer, or 28 days’ rent from someone paying weekly or more frequently.
- Holding deposit
Up to one week’s rent, calculated as annual rent divided by 52. It is subject to statutory refund and retention rules, not automatically non-refundable. The usual deadline for agreement is 15 calendar days unless another period is agreed in writing. With your consent it may be applied towards rent or the tenancy deposit when the tenancy proceeds.
- Tenancy deposit
Up to five weeks’ rent where annual rent is below £50,000; up to six weeks’ rent where annual rent is £50,000 or above, where the Act applies. Deposit protection and the prescribed information will be arranged within the legal time limit where required. The recipient and protection arrangements will be stated before payment.
- Late rent
Where the tenancy agreement allows it and rent is at least 14 days overdue, interest may be charged at no more than 3% above the Bank of England base rate, calculated on the overdue rent for the days outstanding. There is no separate late-payment administration fee.
- Tenant-requested variation
£50 in total, including any VAT legally chargeable, per agreed variation, assignment or novation. A higher charge is permitted only where reasonable costs exceeding £50 are evidenced.
- Tenant-requested change of sharer
£50 in total, including any VAT legally chargeable, per agreed replacement, or evidenced reasonable costs if higher. A change forming the same variation is not charged twice.
- Leaving with insufficient notice
For an assured periodic tenancy, any agreed payment for leaving with insufficient notice must not exceed the rent the landlord would have received during the missing notice period, subject to the statutory maximum notice period. There is no automatic reletting penalty or liability for a fictional fixed term. Any shorter notice period agreed with the landlord will be recorded in writing.
- Lost keys or security devices
The evidenced, reasonable cost of replacement, and necessary lock changes where justified, if provided for in the tenancy agreement. Written evidence of the cost will be supplied; no additional penalty applies.
- Household bills
Council tax, utilities, communication services and a television licence may be payable where the tenancy agreement makes you responsible and the payment is permitted by law.
A tenancy falling outside the assured-periodic system is not automatically outside the Tenant Fees Act. We will establish the correct legal category before applying any different charges.
Tenancies outside the Tenant Fees Act
The following fees apply only where the arrangement is confirmed to fall outside the Act, for example an eligible company let or a property with annual rent above £100,000, and the charges are clearly agreed in advance. They must not be applied to a protected tenancy or licence.

- Holding deposit
Usually two weeks’ rent, subject to written reservation, refund and allocation terms supplied before payment. It is applied against the balance due when the tenancy proceeds.
- Tenancy deposit
Usually six weeks’ rent unless otherwise agreed. The applicable holding and repayment arrangements will be explained in the tenancy agreement.
- Inventory check-out
The actual supplier cost, including any applicable VAT, will be quoted before commitment according to the property and furnishing. The landlord normally pays for inventory preparation and check-in.
- Unpaid rent
Contractual interest of 4% per year above the Bank of England base rate, calculated daily from the due date, only where agreed and lawful. Contract terms and any combination of charges remain subject to applicable fairness requirements.
Returning the property
Please return the property to the agreed standard of cleanliness and condition, allowing for fair wear and tear. You are not required to buy a professional cleaning service for a tenancy protected by the Tenant Fees Act. Any proposed deposit deduction must relate to an evidenced breach or loss, be reasonable and follow the applicable dispute process.
Tax treatment can differ for high-value or unusual tenancies. Where relevant, seek independent advice about Stamp Duty Land Tax on leasehold transactions; liability is not determined simply by adding up the rent payments.
